ASCOT Vale and Flemington continue to thrive in the property market with both suburbs named in the Australian Property Investors hot 100 capital growth hotspot list.
The annual list highlights areas reasonably priced for their location, and which have potential for capital growth in the next 12 months.
Sweeney Real Estate director Darren Dean said Ascot Vale and Flemington had for years been popular with younger buyers.
"Buyers are generally couples with no kids and [with a] double income who live fast-paced lifestyles.
"Both suburbs are close to the racecourses, the Maribyrnong River, sporting facilities and Highpoint and are only about 10 minutes from the city which is a bonus."
The biggest attraction to the area though was price. Properties in Ascot Vale and Flemington were at least $250,000 cheaper than properties in a similar location and distance to the city.
